Times have changed – and we are all adapting as the Covid-19 pandemic has swept across the nation. Texas Association of Realtors Chairman, Cindi Bulla said, “I am hearing stories throughout the state of our members rolling up their sleeves and doing everything humanly possible to ensure the health and safety of our fellow Texans. Most will cite food and shelter as the most important things of their lives. As Texas Realtors, we are the shelter experts.”

Our agents are using the CDC guidelines for showing homes and using innovative technology such as Zoom meetings, virtual tours and more to serve clients over the next few months. Plenty of “ups” in the February Port Aransas market report. The report indicates the median home price is up 26.9% from last year, at $405,000. Active listings are up 3.3%, with a total of 249 listings for the month of February. Homes priced in the $400K - $499,999K price range along with homes/condos priced in the $200K-$299K take the lead as the largest group of homes on the market (47% total). Days on market only changed slightly from February 2019, totaling 120 days on market. Our agents are continuing to have deals in the pipeline that plan to close in the coming days and weeks.

The January 2020 Port Aransas market report indicates the median home price has increased by 10.4% from last year, at $387,500. Active listings are up 1.3%, with a total of 230 homes on the market. Closed sales are down 33.3%. Days on market at 89 which is 14 days more than January 2019. Homes priced on the lower end for Port Aransas at $200K-$299K made up almost a third of sales at 31.3%.

Our Mustang Island and Port Aransas Realty agents braved the cold 57 degree weather yesterday to take a tour of Cinnamon Shore. Yes, we live on an island and when we have to pull out the scarves and boots in place of flip flops, we just aren't used to it!

Welcome 2020! The December 2019 Port Aransas market report indicates the median home price has increased by 9.9% from last year, at $384,000. Active listings are up 13.3%, with a total of 205 listings for the month of December, down only slightly from November (225.) Homes priced in the $500K - $749,999K price take the lead as the largest group of homes on the market (21.1%) compared to November when 400K-499K and 500K-749K were equally 25% of the market’s price distribution. Days on market dropped from 137 days to 121 days from November to December 2019.

Several years ago we searched to find the best websites available for our industry.  A Canadian company, Real Estate Webmasters (REW) was the obvious choice and we’ve been seeing amazing results since both sites launched in late 2016. As we begin 2020 we have completed site upgrades to the newest technology available from REW.  The sites are fast and very user-friendly whether you are on a computer, phone or tablet.  It should be noted that two-thirds of our web traffic is now on a mobile device and that trend is quickly increasing. The 2019 real estate year is wrapping up! The Port Aransas market report indicates the median home price has increased by 28.7% from last year, at $460,000. Active listings are up 16.6%, which is common with the holiday season. Days on market at 137 which is 74 days more than November 2018. Homes priced from $400K - $499K and the $500K-$599K account for half of closed sales in November 2019.
